I want to sell my house
in Pakistan from abroad

A sale is a chain of papers, and the buyer will want to see every link before paying. Living abroad, you cannot sign at the registry yourself. This page shows what the chain is, what a buyer asks for, and how the signing is done for you.

Where this applies This page covers land or a building in Pakistan. The offices and their names differ from province to province. The examples here are from Punjab, where the record is online.

What this is about

Before anyone talks about price, two questions have to be answered from the record: is the property in your name, and is there anything against it. In Punjab the record extract is called a fard, and it can be obtained online or at a record centre. Elsewhere the office and the name differ, but the question is the same.

The sale itself is a signed and registered deed, and after it the record is changed to the buyer’s name. Because you are abroad, someone has to sign for you, and that someone needs a power of attorney that says so and that has been attested at a Pakistani mission.

  1. The record extract showing the property in your name, obtained recently.

  2. A power of attorney for the person who will sign, attested at a Pakistani mission.

  3. Your identity document, valid.

  4. An advocate who reads the record before you agree to anything.

The documents you will be asked for

The papers a buyer and the registry usually ask for.

  • The record extract, the fard, and the previous deed.
  • Your identity card or NICOP.
  • The attested power of attorney.
  • Receipts for taxes and charges on the property, if there are any.

  • Obtains the record extract and tells you what it says today.
  • Drafts the sale deed and the power of attorney so that they hold.
  • Attends the registry for the signing and sees the record changed to the buyer.
  • Holds the money and the papers in the right order, so that neither side is exposed.

  • Who will sign for me, and what exactly will the power of attorney allow?
  • In what order will the money and the papers change hands?
  • What do you need from me, and by when?
  • What is your fee, and what is not included in it?
